Where these figures come from
Rates, concessions and grants for New South Wales are from Revenue NSW, and registration fees from the land titles office, checked 22 October 2026 for a contract signed now. Your conveyancer confirms the final amounts at settlement.
How this calculator works
Stamp duty, or transfer duty, is a state tax on buying property. Each state sets its own rates and its own concessions for first home buyers and for buying a home to live in.
The government fees to register the transfer and the mortgage are shown with the duty, along with any first home owner grant you may be eligible for.
Assumptions
- Duty is calculated on the price entered, as the dutiable value.
- Concessions assume you meet every eligibility rule, including living in the home within the required time.
- Grants are shown when the property type and value fit the scheme. Eligibility is decided by the state revenue office.
- Rates and fees are those in force at the date shown on this page.
Government rates, thresholds and fees were checked against official sources on 22 October 2026. They change, so confirm them before you rely on a figure.
